Is the home or business priced well? Using competitive market analysis I can send you comparable to give you a better idea of what the home or business is worth.
Getting preapproved? Seller agents prefer that a preapproval from a lender is included with an offer to show that a buyer has already started the lending process. I do not need to see a preapproval to view homes and if we get to writing an offer I can refer you to my preferred lenders or help you with finding the right lender for you.
Inspections? Illinois and Wisconsin law allows for a buyer to have a certain number of days to hire professionals to inspection the property and provide a written report of their findings. I have inspectors who are honest and thorough that I can recommend or you can find your own.
Need to sell your home and buy at the same time? A buy and sell offer is something I do a lot and it's not as complicated as it sounds. I will use my experience to walk-thru the process of finding the right home while also preparing your current home for sale. Then when we find the right home we will write an offer that only works if we sell your current home for a price we are comfortable with. Then we list your home, find a buyer and close both on the same day. My listing fee is also discounted on selling your home with this process because I will be making money on the purchase.
Fiduciary responsibility? The defection of our job is "involving trust, especially with regard to the relationship between a trustee and a beneficiary" what that means is that I work for your best interest and only you. I will not EVER sway you to do something that is not in your best interest.
